What it is
Park With Us, previously called Park, is a web-based campground management platform for reservations, payments and daily operations. Its public feature page (checked September 11, 2026) lists drag-and-drop reservation management, online booking, long-term invoices and meter readings, payment links, reporting, QuickBooks and Excel exports, group reservations, flexible nightly-to-monthly pricing, add-ons, site-assignment rules, guest text/email messaging and printable operational documents. The company also documents two-way iCal availability syncs with Airbnb, Vrbo, Hipcamp and Booking.com.
For a side-by-side buying test, use the campsite PMS checklist for small RV parks; it covers site fit, live inventory, payments, long stays and data exports. For long-term guests specifically, use our monthly and seasonal RV park software checklist.
Pricing model
The vendor says there are no upfront charges, fixed monthly subscriptions or minimum fees. Instead, Park With Us earns a proportional service fee when a payment is made through the platform. The public help article does not publish the service-fee percentage: it says online guest bookings carry a higher service fee than admin-created reservations, while payments recorded outside the system have no Park service fee. The guest pays the service fee by default, although the park can ask to absorb it. Stripe processing is separate; verify the current rates and the Park service-fee percentage for your country during a demo before deciding.
Who it is for
Independent operators that prefer costs to move with paid reservations rather than paying a recurring software subscription during quiet months. It also suits mixed inventories: the vendor explicitly markets support for RV sites, tent sites, cabins, glamping and hourly rentals such as boats or slips. Parks with long-term guests may value invoicing, bulk meter readings and ACH support, while operators listed on external marketplaces can use documented iCal syncs to reduce double bookings.
Alternatives
- Premier Campground Management — published per-reservation pricing plus a setup fee.
- Campground Management — free booking tier with optional fixed-price marketing plans.
- WebDaVinci Flow — software funded through the vendor's payment-processing model.
- Campspot — PMS plus a consumer campground marketplace.
- Firefly Reservations, CampLife, RoverPass, ResNexus and Newbook / Storable.
Pros
- No fixed monthly subscription, upfront charge or minimum fee according to the vendor's current pricing help article.
- Campground-specific workflows include drag-and-drop reservations, online booking, site rules, group stays, long-term invoicing and guest communications.
- Documented exports to QuickBooks and Excel plus two-way iCal syncs for Airbnb, Vrbo, Hipcamp and Booking.com.
- Supports more than nightly RV sites: cabins, glamping, marinas and hourly rentals are included in the vendor's stated use cases.
- The company says more than 500 parks use the platform; treat this as a vendor claim rather than independently audited adoption data.
Cons
- The actual Park service-fee percentages are not published in the help article, so total cost cannot be calculated from public information alone.
- Online guest bookings carry the higher of its two service-fee levels; parks that absorb the fee need a written quote to model margins.
- Digital payments use Stripe and carry separate processing charges; international cards or currency conversion may add fees.
- Calendar connections with external marketplaces use iCal rather than a clearly documented real-time API integration.
- Most evidence found for this review comes from the vendor's own site and help center, not a large independent G2 or Capterra review set.
